- Chambers and Partners, Construction Law 2026 – UAE (last updated 4 June 2026): "Typically ... 10% of each interim payment made to a contractor will be retained by the employer, with 50% of the total retention released after takeover and the remaining 50% released after expiration of the defects liability period." The defects liability period "typically lasts for 24 months. That said, it is open to the parties to agree to a shorter or longer period."

- What retention do GCC contracts usually use?
- Chambers and Partners' Construction Law 2026 guide for the UAE (updated 4 June 2026) says that typically 10% of each interim payment is retained, with 50% of the total retention released after takeover and the rest after the defects liability period, which typically lasts 24 months. Your contract decides; every value here is an input.
- Is this legal advice?
- No. It is a calculator for the numbers in your own contract. It does not say what any GCC law requires. Check your contract and take professional advice before you act on a dispute.
- What is the retention limit?
- Many contracts cap retention at a percentage of the contract sum (for example 5%). Enter it as a percentage, or 0 if your contract has no cap. The held amount is the lower of certified-to-date times the retention rate and the cap.
- How are the release dates worked out?
- First release = completion / taking-over date plus your payment terms in days. Second release = the end of the defects period (completion date plus the months you enter) plus the same payment terms.
- Is my data uploaded?
- No. Everything runs in your browser tab and nothing is stored. The calendar file is created on your device.
